These property details have been prepared to illustrate our accommodation standards offered in all of our properties, unless
otherwise specified, enabling you to choose your home off plan with confidence.

Bathroom
Bathrooms have modern décor with a white suite comprising bath with overhead shower, shower screen and tiled splash back, WC
and pedestal sink. Bathrooms are fitted with wood effect floor or lino and a heated towel rail. A bathmat, toilet brush, venetian
blind (where applicable), waste bin and a mirror is also provided.
Bedroom (Double)
Double bedrooms are decorated with neutral decor, cream carpet or stripped floor boards and a wardrobe (usually fitted), fitted
desk and shelf. Rooms are furnished with a 4ft 6 or 4ft double bed and mattress, desk chair, waste paper bin, curtains and/or blinds
and bedside drawers or table. All bedrooms are fitted with key pad security entrance systems.
Hallway
The hallway is attractively decorated in modern accent colours with an attractive selection of pictures. The hallway will either
have the original floor tiles, stripped floor boards or a wood effect floor.
Kitchen/Lounge/Diner
The kitchen/lounge will have an open plan sitting room and kitchen area. This area is fitted with stripped floor boards or wood
effect floors and attractive modern décor with accent walls. It is furnished with leather sofas, side table(s) and an attractive
selection of co-coordinating soft furnishings to include venetian blinds, curtains, cushions, rug, waste paper bin and pictures similar
to those in our show homes.
The kitchen area is fitted with beech effect wall and base unit cupboards with ceramic tiling to splash backs. New kitchen
appliances include cooker & hob or range, fridge, freezer, washing machine, microwave, dishwasher and where space permits a
separate tumble drier and dining table and chairs. In addition to this the kitchen is provided with a bin, washing up bowl, drainer,
mop, bucket, broom and a dustpan and brush.
Landing
The landing(s) and staircase(s) are attractively decorated in modern accent colours with an attractive selection of pictures and
neutral carpet fitted throughout.
A phone socket and wireless router to facilitate broadband internet access is usually situated on the first floor landing area.
Fire and Smoke Protection
• Properties are fitted with mains wired or wireless interconnected smoke and heat detectors with manual call points, sirens
and zone panels and emergency lighting.
• All bedroom and lounge/kitchen doors are fitted with 30 minute fire doors with smoke seals and self closing hinges.
• All walls adjoining the escape route are 30 minute fire resistant.
• A fire blanket is supplied in the kitchen area.
HMO License
All applicable properties (currently 5 or more bedrooms and 3 or more stories) are licensed under the Houses of Multiple Occupation
(HMO) scheme. All fire safety precautions, room sizes, provision of wash facilities and kitchen cupboard space comply with the
requirements of the scheme.
Safety Certificates
All properties are inspected annually for gas, electrical, portable appliance testing (PAT) and fire and emergency lighting safety
certification.
