Bills (except your use of the landline phone) are included. Small garden but big enough to sit out in or for bike storage etc.

Very convenient location: town centre, shops and buses for Brighton etc 1 min walk, train station for Brighton, Lewes, universities, London etc 5 mins walk, plenty of free parking, beach close by.

I work at home as a writer and therapist and sometimes see clients at home (day time only) so need a working person or student (no DSS, sorry), male or female is fine. I could only take a couple under exceptional circumstances but I’m not ruling it out (rent would go up a bit though to cover extra utilities).
